House re-modelling, East London

The existing house is a period 4 storey terraced house in Hackney East London. The householder approached us to re-model the entire house suitable for contemporary city living. A number of proposals were looked at re-organising the house to various extents. The final proposal shifts the stair to the rear rising through a full height lightwell using screen printed glazing to filter views and daylight in and out. A top floor solarium is added with external terrace for private city sun bathing during the summer months. All of the interior is fully re-modelled and contemporary in style to suit current lifestyles. Private client

The client owns a plot on a steeply inclined mountainside site approximately 350m from the beach front. The primary views are out into the Indian Ocean towards an Island to the northwest. The client approached us to design a family house with guest accommodation. A number of different designs were prepared during the scheme design stage. This design is part open plan and part cellularised with the living accommodation on the top floor and the sleeping and guest accommodation below. The design uses a series of planes to define the enclosure with daylight and sun penetration carefully controlled using a […]

Loft conversion with rear dormer extension located in Wanstead E11, East London. The original property was a 2 storey period terraced family house with rear out-rigger and rear garden. The stair was extended up to the loft level. A roof window and large trapezoidal rear window to the stair provided lots of daylight to the interior and view out. Glazed steel framed fire rated internal doors provided high quality fittings and a contemporary feel to the interior. Generous glazed sliding full height doors with a glass balustrade allows the loft space to be fully opened up in the summer months […]

No. 127 Glenarm Road is a 3 storey end of terrace property located near to the junction with Chatsworth Road. The existing roof is a ‘butterfly/London roof’ with central valley gutter and front parapet typical to the victorian housing stock in the area. Hackney planning have a policy to generally resist mansard roof extensions. The householder was keen to extend the house upwards to create a master bedroom with ensuite and external terrace. We set the front of the mansard back to minimise visibility from the street and to provide a small external front roof terrace. The front was fully […]

An existing traditional detached house located in a small village near to Northallerton (North Yorkshire) was too small for the growing family. The householder is a well known interior design professor and has collaborated with Hardcastle Architects on previous projects around London. The side extension consists of two cubic forms that offset from each other and the original house and are clad in horizontal timber strips. The form, openings, glazing, and material treatment were developed to both contrast and engage with the original traditional rendered and pitched roof house. Extensive consultation with the local community and local planning department was carried out to ensure […]

Loft conversion with rear dormer extension recently completed in Walthamstow E17, East London to create a master bedroom space with ensuite. Loft conversions are a cost effective way to extend a house if the existing roof is suitable and the ridge high enough. For this project the loft floor and ceiling to the 1st floor bedrooms below had to be lowered as the existing roof space was marginally too low. A full width dormer extension carried out under permitted development rules was added to the rear and a certificate of lawfulness secured (to avoid potential future conveyancing problems). A large window and rooflight together with light coloured finishes […]

This project is a roof extension to add an additional floor to an existing private mews house (circa 1980). The existing mews house is a two storey white painted rendered semi-detached dwelling with a similar pair of dwellings set immediately behind to the east. The homeowner has lived in the area for a number of years. He likes the area and the house and is keen to stay, but requires additional space to make the property suitable for his current needs. It is not possible to extend the property outwards. The adjacent buildings to the south and west are three storeys […]
